THE VALUATION

Brionix Estimate — how it works

Every valuation begins with a comparable cluster. For any subject property, our engine searches the active stock for units that match on city, district, type, size, floor, orientation, and finish tier — and it will not return a number until it has found at least forty-seven.

Each cluster is then scored. A confidence band is derived from the dispersion of the cleaned sample, and a drift signal watches for silent shifts in the underlying district index. A listing drifts when the cluster moves more than one percent from its ninety-day mean — at which point we re-run the estimate and flag the change for the desk.

Our model evaluates forty-seven factors per property, consults one hundred and twenty-four comparable units per segment, and reindexes every week. No black boxes. No opinions. Just the weekly median, cleaned carefully and stated plainly.

Methodology

Primary feeds from myhome.ge, ss.ge, and 42 agency partners. Listings are crawled weekly, deduplicated by unit fingerprint, and enriched with cadastral data where available. Off-market transactions are added by our desk when verifiable.

iiUpdate frequency

The district index refreshes every Monday at 06:00 Tbilisi time. KPI dashboards are recomputed nightly. Closed-deal data flows through the weekly reconciliation and settles with a two-week lag.

iiiConfidence scoring

Every estimate carries a confidence band derived from sample dispersion, cluster size, and district index volatility. High confidence requires at least 24 comparables with less than 3 percent CV. Anything below is labelled directional.
